The Heights

Lishan Development is proposing The Heights, a 5-story mixed-use development in the heart of the historic Park Heights neighborhood in Baltimore City. It currently is a three-acre vacant land bounded by Park Heights Avenue, Virginia Avenue, Homer Avenue, and Woodland Avenue. It is under the R-10 residential zoning. The location is along a major transportation corridor of Park Heights and is half a mile away from a bus stop for a bus line that connects John Hopkins Hospital to Owings Mills. It is part of Baltimore City’s redevelopment area and is surrounded by several multi-million-dollar redevelopment projects. 
The Heights has two components: four stories of affordable residential multifamily units and a food hall on the ground floor. Its residential section has 75 income-restricted units that will serve households earning 30 percent, 50 percent, 60 percent, and 80 percent of the area median income. The amenities include a community room with a terrace deck, a playground, The Heights 3 and an urban garden. Its ground floor will provide 8,800 SF space for a food hall: The Palette. The Palette will create a unique food scene by serving a variety of local, fresh, and healthy foods. The Heights will have a total of 70 surface parking spaces. 

The Heights will be four stories of stick built over a concrete podium. The building footprint will be 95,760. It will have 10,000 SF of roof space for solar panels.
