Supports the Chief Economist/Director of Research, as well as the Investment Team with market analyses, market surveillance, and evaluation on potential markets and sites for development or acquisition. This position offers a great opportunity for broad research and analysis experience and exposure to all facets of real estate development including site acquisition, predevelopment, dispositions, asset management, and capital markets. There will be daily interaction with the company principals and senior management staff and provides the right candidate the opportunity for advancement.

Responsibilities
  • In cooperation with the Investment Team, conduct market analyses for potential development sites or potential property acquisitions
    • Develop and revise templates for market analysis as needed
    • Collect data from a variety of sources including ArcGIS Business Analyst, LandVision, RealPage, Oxford Economics, Zillow, and FRED
    • Analyze current and projected demographic, affordability, and supply/demand conditions for sites/properties under consideration
    • Review work of deal team analysts for accuracy and reasonableness
    • Visit sites as needed, in cooperation with deal team analysts, to confirm data and assumptions
    • Address specific market questions and communicate information about market conditions internally
    • Contribute to Investment Committee memos
  • In cooperation with the Chief Economist/Director of Research, conduct market surveillance to identify and evaluate markets and sites for potential development or acquisition
    • Develop and revise templates for market surveillance as needed
    • Collect data from a variety of sources including those identified above
    • Support analyses to forecast demographic, affordability, and supply/demand conditions in potential markets
    • For selected potential markets, map areas that meet specified criteria using ArcGIS Business Analyst, LandVision, and other tools
    • Contribute to continuous improvement in market surveillance
  • In cooperation with the Chief Economist/Director of Research, ensure that the Investment Team maintains an accurate understanding of current market conditions
    • Track releases of relevant data from a variety of sources including:
      • U.S. government agencies (e.g,, Federal Open Market Committee, Bureau of Labor Statistics)
      • Real estate industry associations (e.g., National Multifamily Housing Council, Nareit, National Association of Home Builders)
    • Track releases of high-quality relevant opinion from a variety of sources including:
      • Leading real estate industry vendors (e.g., GreenStreet Advisors, RCLCo, John Burns)
      • Leading financial industry thought leaders (e.g., Vince Reinhart, Michelle Meyer)
      • Sources focused on Middleburg’s target markets (e.g., Federal Reserve Banks in Atlanta, Dallas, and Richmond)
    • Disseminate information and analyses as appropriate to Middleburg company leadership and Investment Team members

Qualifications
  • Key skills:
    • Ability to efficiently gather, check, clean, and analyze data using tools such as Excel, R, APIs
    • Ability to use GIS tools such as ArcGIS Business Analyst and/or LandVision
    • Familiarity with real estate and economic data sources such as FRED and/or CoStar
    • Familiarity with metrics used to evaluate multifamily property and/or market performance such as occupancy/vacancy levels, average days to lease, resident turnover, and rent rolls
    • Curiosity regarding financial aspects of real estate markets
    • Strong communication skills, especially writing
    • Dependability, professionalism, and personability
