Executive Director

The Executive Director is the key management leader of Cambridge Waterfront Development, Inc. (CWDI). The Executive Director is responsible for overseeing the administration, finance, strategic planning, and development projects of CWDI. This position reports directly to the Board of Directors.

The ED may delegate some of these responsibilities to part-time administrative and financial staff members.

Responsibilities

1) Board Governance: Works with board in order to fulfill the organization mission: development of Cambridge Waterfront with a 35 acre mixed use, economic development project. Responsible for:

  • Providing leadership to CWDI in a manner that supports and guides the organization’s mission as defined by the Board of Directors.

  • Communicating effectively with the Board and providing, in a timely and accurate manner, all information necessary for the Board to function properly and to make informed decisions.

  • Providing well prepared recommendations on policy, legal commitments, budget, and specific strategies in fulfillment of the CWDI mission.

  • Represent Board in communicating with City, County, and State partners.

  • Ensuring transparency in governance and operations.

  • Board development.

2) Financial Performance and Viability: Develops resources sufficient to ensure the financial health of the organization. Responsible for:

  • Fiscal integrity of CWDI, to include submission to the Board of a proposed annual budget and monthly financial statements, which accurately reflect the financial condition of the organization.

  • Fiscal management that generally anticipates operating within the approved budget, ensures maximum resource utilization, and maintenance of the organization in a positive financial position.

  • Fundraising and developing other resources such as City, County, State and Federal funding, necessary to support CWDI’s operations.

3) Organization Mission and Strategy: Works with board and staff to ensure that the mission is fulfilled. Responsible for:

  • Providing leadership in strategic planning to ensure that CWDI can successfully fulfill its mission into the future.

  • Developing and maintaining positive local and state intergovernmental relations.

  • Enhancement of CWDI’s image by being active and visible in the community and by working closely with other professional, civic and private organizations.

  • Recruitment, selection and oversight of contract consultants.

  • Recruitment of potential developers, negotiation of development agreements, and contract compliance oversight.

  • Interfacing with local, state and federal permitting authorities on behalf of the projects

  • Obtaining grants, investments, and other financing to support development projects.

  • Acquisition, leasing and disposal of property.

4) Organization Operations. Oversees and implements appropriate resources to ensure that the operations of the organization are appropriate. Responsible for:

  • Effective administration and management of CWDI operations.

  • Hiring and retention of competent, qualified staff.

  • Supervision of development-planning-design-and engineering consultants and administrative and financial staff.

  • Review and execution of all notes, agreements, and other instruments made and entered into and on behalf of the organization.

  • Ensuring effective systems to track scaling progress, and regularly evaluate program components, so as to measure successes that can be effectively communicated to the board, funding sources, and other constituents.

 

Qualifications

Instructions
  • BA in related area; MBA or MA desirable.

  • 3 years of experience managing an organization.

  • 3 years of experience in real estate development.

  • Specific experience managing the development of a large mixed use project; Maryland experience desirable.

  • Knowledge of and/or experience securing financing of large real estate development.

  • Knowledge of State of Maryland and federal development incentives.

  • Experience in public-private partnership developments.

  • Experience working with Boards of Directors in a senior position, preferred.

  • Bondable.

  • Hands- on and collaborative management style.
