Development & Investment Associate

EDENS, a national leading retail real estate developer, owner and operator, is looking for an Investment Associate to join our team.  The Investment Associate will execute on financial analysis related to acquisitions, developments, operating portfolio properties, and dispositions within EDENS’ Mid-Atlantic Region.

Responsibilities
  • Manage and forecast same center portfolio performance with a focus on income growth and value creation, as well as participate in annual budgeting and periodic reforecast processes.

  • Lead financial underwriting and internal presentations related to acquisition targets and interact with market brokers as well as property owners as appropriate. Responsibilities will also expand into due diligence tracking of acquisition targets once under contract.

  • Proforma creation and analysis related to all developments and redevelopment projects; providing regular analysis on construction draws of existing development/redevelopment projects.  Includes market research and production of presentation materials for both internal and external meetings.

  • Analyze upcoming dispositions to evaluate sale timing and valuation. 

  • Participate in weekly leasing, investment, and redevelopment project meetings with all appropriate team members. 

  • Lead portfolio analysis in coordination with Investments VP including all aspects of Investment Management. Functions include property level analytics and reporting, market research, tenant specific evaluation, credit evaluation, tax appeals, etc. 

  • Report directly to the Managing Director of the Mid-Atlantic Region.

Qualifications
  • A passion for retail and enriching communities.

  • Minimum 3-5 years’ experience in real estate financial analysis and underwriting, ideally related to retail and mixed-use development. 

  • Able to manage multiple priorities and anticipate upcoming challenges. 

  • Available to be in person / in office (not virtual) as determined by manager.

  • Training period required with our Capital Markets team in the Columbia, SC office for TBD period of time (months).

  • Graduate degree in business, real estate, finance, or related area preferred, 4-year degree required.
