Affordable Housing Investments Asset Manager

Under limited supervision, uses specialized knowledge and skills obtained through experience and education to conduct deal analysis and due diligence on low income tax credit housing projects for Raymond James Affordable Housing Investments (RJAHI). Assist in all aspects of the administrative, financial, capital and operations of an assigned portfolio.  Perform necessary duties to facilitate approval of capital contributions to lower tier partnerships while protecting the fiduciary interests of upper tier partnerships.  Will provide training, as well as plan, assign, monitor, and lead the work of others.  Provide comprehensive solutions to complex problems.  Extensive contact with internal/external customers is required to identify, research, analyze, and resolve complex issues.  Limited guidance is provided to perform varied work assignments that are broad in nature and are somewhat difficult in character requiring evaluation, originality and ingenuity to make moderately complex decisions, process information in a timely manner, and operate within a team environment.  Complete investor approval process of property specific investments. May also be responsible for writing and maintaining underwriting policies and procedures.

Responsibilities
  • Tracks multiple aspects of a highly complex assigned portfolio to ensure critical data items remain current.  This includes insurance, loan maturities, projecting funding dates, project deadlines, as well as many others.
  • Coordinates with internal and external deal team members to provide accurate lists of necessary items needed to process requests for capital contributions in accordance with the requirements and benchmarks from within partnership agreements.
  • Reviews, approves, and processes requests for capital contributions to property specific partnerships in accordance with the requirements and benchmarks from within partnership agreements.
  • Reviews standard real estate documentation for consistency with RJTCF’s requirements and property specific investment criteria.
  • Reviews and updates financial projections to reflect actual property performance.
  • Reviews property financial statements, tax returns, cost certifications, depreciation schedules, real estate tax statements and low income housing tax credit (LIHTC) specific documentation as a means to assess property performance and compliance with the LIHTC program.
  • Reviews legal documents/memorandums and performs other “due diligence” procedures in connection with the property.
  • Trains, coaches, and mentors other asset managers.
  • Plans, assigns, monitors, and lead the work of other asset managers.
  • Possesses authority to review, approve, and process requests for capital contributions.
  • Provides second level reviews to team members, where appropriate.
  • Coordinates the investor closing process for property specific partnerships.  This includes coordinating RJTCF internal and legal staff to provide responses to investor’s comments.
  • Oversees assigned reporting review on behalf of the team on the entire portfolio.
  • Completes special projects assigned to support in the overall portfolio maintenance.
  • Assists in writing and maintaining underwriting policies and procedures.
  • Performs duties that require advanced knowledge and skills related to real estate and LIHTC documentation and  LIHTC industry and legal requirements.
  • Performs other advanced duties and responsibilities as assigned.
Qualifications

Education and Experience:

  • Bachelor’s Degree (B.A.) in business, finance, accounting or related field and a minimum of six (6) years of relevant real estate experience. ~or~
    • Any equivalent combination of experience, education, and/or training approved by Human Resources.

Skills:

  • Reading and understanding standard real estate and LIHTC specific documentation.
  • Reviewing standard real estate documentation including loan documents, various legal memorandums, draw requests, development budgets, construction industry documentation (AIA A101, G701, G702, G703, G704, and lien waivers), rent rolls, property financial statements, settlement statements, certificates of occupancy and building permits. 
  • Understanding Real estate financial projections.
  •  Operating standard office equipment and using required software application to produce correspondence, reports, electronic communication, and spreadsheets.
