Southern Unity

Wc3 Development Group presents “Southern Unity”, a proposed two-phased mixed-use development on three acres of land that currently serves as vacant townhomes off North Avenue and the historic Maryland Cash and Curry off Patterson Park Avenue. The project will be a two-phase project. The first phase is Avenue Center, a community facing project that is accessible. The second phase is Patterson Labs. Southern Unity offers an innovative product that uplifts the residents of Broadway East with resources for workforce development, job training, and health and wellness.

The proposed development is comprised of three buildings: Patterson Labs, Avenue Center, and CVS Pharmacy. Patterson Labs is a research and development facility that will feature bio-safety level two dry and wet lab space. The developer’s intent is to create a warm vanilla core and shell of the facility for tenant customization based upon their needs. The facility will also have ground floor café space that will serve both employees and residents within the community.

Avenue Center is a community resource center focusing on health and wellness and workforce development. The health and wellness center are on one wing of the building while the job training resource is on the other wing. The upper levels will include offices for those workforce development organizations and private health practices focused on behavioral health. The CVS Pharmacy will be developed by the corporation. The development team will work with the corporation on development timeline for a common substantial completion date.
